CONSTRUCTION PERMISSION NOT NEEDED
Living in a relatively rural area certainly has some advantages, and now that we have completed a major phase of our project, we have applied for and received our tabien baan (house registration book) and confirmation of our postal address.
We never applied for building permission simply because we had faith in the local rumour that we did not need it - but safe in the knowledge that a small back-pocket fix would put things to rights if it turned out not to be true.
Sure enough, the rumour machine rang true, the house registration book was delivered without a murmur by a young girl employee of the Tambon office, who fulfills the function of Or Bor Dor amongst others - such as preparing the monthly water bills - and at no time was there any mention of wanting to see the blueprints or any other construction related documents.
Cost of the excercise?
20 baht.

YEs, upcountry has both sides of the coim, good and bad.
In bkk we had to provide the building permit for both the reg book and eletricity connection.
Having said that, we paid for the permit when we started...plus 5k for it to be issued within a couple of weeks. In this time, we did not renew the permit when it ran out, we also did not build exactly what was on the plans, we also built closer to the boundary in 2 spots than supposed to, changed the roof and a few other things.
Never once had an insection, even though we got several complaints from neighbours and apparently they went to council once with their complaints.
So the book is issued, the eletcricity commected and all is well.....I think.

Having your name in the blue 'tabien baan' book does not necessarily signify ownership. There is a designation for owner 'jao baan' who is listed on the first page. Then all members of the family are listed on separate pages as residents (puu asay). At least in Pattaya foreigners can easily be added as residents (with proper documentation) but cannot be added as the 'jao baan'.

Yes, Nawty, getting permission in BKK can be a pain, but probably a very neccessary procedure, if of course it is handled efficiently and honestly. - Can you remember how much you had to pay for your permission?
- Did you do it yourself or did your architect do it for you?
- In BKK, does each district have its own or Bor Dor?
