My wife owns some land in Chiang Mai and it does not have a title. Our friend who looks after it and is in the same boat, tells us that the government is now going to give us title to the land, some of what we have will not be titled.
How much should we expect to pay in this process? We have a lawyer (brother)to handle all the legal stuff but what about the other cost that we may face?

The government is in the process of upgrading land titles thoughout Thailand. It is a slow process and is dependent on existing forms of title in a certain area. If they are upgraded from N. S. 3 to Chanote title and everything is in order there should be no tea money necessary. The land departments are under instructions to do this already.
