Advise / Help required please :
My wife(Thai) and I bought a house with land near
Ratchaburi last year, (All registered in sister in laws name for legal reasons)
We trust her, Money transferred to her bank and she completed purchase.
All land enclose with wall and a gate to the road,
mains water & electricity connected.
We will eventually remove the old house that is in a very dilapidated state and rebuild in approximately 4 years
(When I retire)
Similar size, but with a work shop for me to play.
Usufruct contract will be sorted prior to rebuild
Will planing permission be required?
Are there problems that we may encounter ?

Brother in law said that OK to remove if we do not make house "to big"

There is a house there with an address anyway and most places do not require permits. Inside the municipality boundaries sometimes they do. It is best to ask locally.

We will be in Thailand next week and hope to start to plan "New House" then.
Existing is over 20yrs old, Normal constuction, Ground floor pillers with cement coversd brick, upper is all wood floor & walls with sheet roof.
3 rooms down, Thai kitchen added on & Upper is all one room, with out side stairs.
We want to keep wood to clad external new buld to "Blend in".
New will be twin wall (With caverty), Ground floor 2 rooms+ Kitchen (Uro. & Thai), bathroom
Upper 2 bedrooms + Bathroom.
Can't get on with Air Con. so a lot of insulation & large roof overhang.
Outside Workshop & Car port.
Garden has a lot of existing treesthat we want to keep.
A lot of information already gathered from Coolhouse site, very helpfull.

I suggest you start your own topic under Your Building Story with what you have just written and then you can ask all your questions and hopefully receive all the answers.
There are many members here with a lot of experience in all types of construction and I am sure they will be only to glad to help.

When we deside on the house plans etc etc I will start a topick
But for now I will keep looking on Cool House for information as you suggest.
A lot to plan!!! Next week when in Thailand I will try & sort local builders, Suppliers, Try and cost varrious items.
