Kitchen view 2The cooker hood was got cheap for 6,500 baht from Home Pro, Udon. Normal price was baht 13,000 but it was in a sale because it had been a demo on a display board in the shop. The two-ring glass cooker hob cost about 4,000 baht (if I remember rightly) from Global House, and the stainless steel double sink and drainer cost about 2,700 complete with tap (faucet), drains, and underneath plumbing pipes and U-bends.jazzmanOct 28, 2010

Kitchen view 1We keep adding bits to this kitchen and it's still not complete. A breakfast bar still has to be built from the left hand side near the fridge to halfway across the archway. And the fridge will be replaced with a side-by-side. Cost: there is about 65,000 baht's worth of KITZCHO?® units. The solid granite counter tops cost about 18,000 baht including installation. jazzmanOct 28, 2010

Blueprint - Budget: 560,000 bahtClick the pic for a full screen image.
Own design. Quality construction. Contractors' quotes: 1.0 to 1.3 million baht. My DIY: 560,000 baht (materials & labour 2006). This floor plan was later vastly improved at no extra cost to the construction; and we opted for some slightly more expensive extras, taking us about 100,000 over the original budget. jazzmanFeb 25, 2009

Louvered window (kitchen). This 2 x 1 m louvered window is constructed of the same heavy duty aluminium used for all the windows and exterior sliding and hinged doors. We insisted on quality winder mechanisms. The glass is 6mm one-way, reflective, black UV. It includes sliding fly screens. Can't say the cost - it was offered as a free bonus by our supplier, guess it's worth about 8,000 baht; just because we are farangs, not everything of quality has to be expensive or made by a large company in a big city.jazzmanJun 19, 2008

Floor drain for bathrooms, kitchens, patios, etc. These are made of high quality stainless steel, are an extremely effective design, easy to clean out and simply cute. They come in several sizes from square at 14 x 14 cm to rectangular at 14 x 32 cm. Disadvantage? The price! (like everything else from Cotto) - about 1,000 baht.
As Thai tilers usually cut tiles with their teeth (or so it seems), we found it better to avoid having them install circular drains.jazzmanJun 19, 2008

Ceiling panel with recessed lightSheetrock ceilings with fancy recesses are all the rage, but we opted for suspended 60 x 60 cm panels. They have the advantages that they permit immediate access to any part of the roof space, and lighting arrangements and ceiling fans can be added to or changed around at will. It also breathes, allowing warm air to convect upwards and away into the attic. They come in with hundreds of different colours and patterns, are extremely cheap, and if you get fed up with them, you just change them !jazzmanJun 19, 2008

Front viewAll we need now is a nice garden around it and some sleek stainless steel railings round the patios. We're waiting for good weather to apply the cladding to the porch pillars. The House Registration Certificate was delivered by the Or Bor Dor on 2 June 2008 for 20 baht. At no time were we required to apply for planning or construction permissions, no blueprints were required, and no money ever changed hands.

Kitchen topNatural granite slabs for the kitchen worktops. This cost about 1,500 per sq.m. It has to be installed by the supplier who cuts out the holes for the hob and sink, and grinds and polishes the edges on site.
Suppliers charge as much again for this service plus petrol (gasline) costs if you are situated out of town.
This granite may seem expensive to some, but it is still much cheaper than that awful formica chipboard kitchen top stuff they use in Europe.jazzmanMay 12, 2007

Windows and doorsPictured is the best available quality in locally assembled aluminium window and door parts. It's what is used in modern hospitals and clincs. The paint is hi-bake epoxy powder enamel and will last for decades. The extruded aluminium parts for the windows and doors were cut to size and assembled on site for perfect accuracy.
This cannot be done with uPVC frames because the welding has to be done in the factory - requiring greater degree of accuracy in the measurements. Nevertheless, some minor adjustments to the masonry will always be necessary. jazzmanMay 12, 2007
