Re: THE FLY IS TAKING BREAK

Absolute conjecture Thaifly. As if Dozer is going to make you ,Thaifly, the record red card holder, privy to the reasons for which he moderates this site. The absolute facts are that the visit statistics to this site have dropped significantly of late, and several good people have actually quietly s...

Re: THE FLY IS TAKING BREAK

It's interesting to note that where I once was the main target for snide remarks and attempted flame wars, now that because of that I have taken very much a back seat for many months, new targets appear to have been found, and I'm not the only member to have lost enthusiasm of late. There are places...

Re: Welcome to the Forum Spam

The rational with these is that they have created a membership that will lie dormant for a while, until a bot comes along later to post the real spam when you are least expecting it.

Re: protection against girlfriend stealing my land

Probably because of the exceptionally high fees they charge that are totally disproportionate to their knowledge, commitment to work, and low operational costs.

Re: protection against girlfriend stealing my land

For a usufruct which is a watertight agreement and gives you full control of the land (except for selling it) to the day you die, you don't even need a lawyer, and the administrative fee is only 75 baht...

Re: Labor cost contract payment term

It works out at Baht 3,428 per m2, so 1.2 mil is about right, especially if he is including the cost of the formwork which could be anything between 50,000 and 70,000 for new wood. It is reasonable to expect him to be providing his own tools, cement mixer, metal scaffolding, whacker plate, jack hamm...

Re: Money down

The paradox is that very often a contract can be worse than not having a contract at all. First off, a 'contract' with a rag-tag bunch of local farmers professing to be builders is of no value at all as they probably don't have a corporate identity. Secondly, a contract is no guarantee of quality of...

Re: Lease/Usufruct and Mortgage

I can only speak from experience from people I know locally, but banks will generally not accept foreign husband's /boyfriend's assets abroad, or money that a husband/boyfriend regulary gives his partner, as collateral. The Thai contender for the mortgage should hold financial assets and/or land/pro...

Re: to buy or not to buy

Do they have such things as "planning permission" in Thailand out of interest? For instance, if you wanted to build a modular style building, and add bits on - like a building a Balinese moonbase or something! Would that be a recipe for expense, paperwork, and complications? There are thr...

Re: Dead links and dated prices...

...if you want up to date prices ask a builder for ***** sakes Unfortunately, it might not be so easy to find a builder who can use a computer, let alone use the Internet. Larger firms that can and do, will certainly be out of wallet range for the budget conscious customer. Most, but not all, of th...

Re: to buy or not to buy

Nemo, you started this thread by asking for members' personal experience: I have a usufruct and would not hesitate to recommend it as the solution. Rationale : - It is easy to obtain, needs no intervention by a lawyer, costs only 75 baht. - It's valid for life whether you are young, middle-aged, or ...

Re: Where can I get building regulations?

Hi New York, and welcome on board. Most probably either from the province Land Office (in the province administration building), or from the district (amphoe) Or Bor Dor 's office (in the district 'city hall'.) In many rural areas, no regulations apply. However, if you need answers to general buildi...

Re: slow acsses

The result appears to show that the problems have nothing to do with the quality of hosting on our own server hardware or its coloc in the racks at the data centre. There are enormous problems in connecting to foreign hosted sites from Thailand, while locally hosted sites here usually load in a reas...
