Since we opened a bank account at the Siam Comemercial Bank, money transfer is nearly immediate (the same day) and SCB is proposing an internet access to follow up your account which makes it much easier than with the Thai Farmers Bank. I did ask to the neighbors. Building persmission has been asked by the Builder and approved 1 month later. So, I am a bit confused whether the land owner, or usufructary in my case, has to go there personally or if it can be fully subcontracted to the Builder.

End of the story: money has been credited on the Kasikorn bank account today, 8 days after it left Europe. We called the bank in thailand, they said everything was normal. It takes about 2 to 3 weeks to get it in the book!!! Has been confirmed by different people I know. I would suspect that the right for habitation gives you the right to live in your house only, while usufruct would also give you the possibility to make money out of the Land (rental, production of fruits...).

I am reactivating this post and wonder if anybody had recently any problem with "significant" amount of money transfer to thailand, since my last transfer has left 1 week ago but is still not credited in thailand. While waiting, euro is going down and down...loosing money everyday.
