I tried to use the "Save" option as I already experienced having to completely re write a post when you take too long. So I did save my draft post.

Where is it now, I can't find it to resume writing?

Re: money transfers

Since we opened a bank account at the Siam Comemercial Bank, money transfer is nearly immediate (the same day) and SCB is proposing an internet access to follow up your account which makes it much easier than with the Thai Farmers Bank. I just wanted to share this note posted in The Nation on 25 dec...

Re: Building and Business Permits

I did ask to the neighbors. Building persmission has been asked by the Builder and approved 1 month later. So, I am a bit confused whether the land owner, or usufructary in my case, has to go there personally or if it can be fully subcontracted to the Builder.

Re: Building and Business Permits

There are many parts of the country, particularly rural areas where panning permission id definitely not required at all. You just go ahead and build. However, as Itchy and Attila have mentioned, to go to the office and ask is to invite a smile and a request for a special "fee". Just find...

Re: money transfers

End of the story: money has been credited on the Kasikorn bank account today, 8 days after it left Europe. Looking at the exchange rate they used (good surprise), I know that transfer has been validated sometime last monday, meaning that it took 3 days only. They probably kept the money few days to ...

Re: money transfers

We called the bank in thailand, they said everything was normal. It takes about 2 to 3 weeks to get it in the book!!! Has been confirmed by different people I know. I think it depends on whether money is flying direct from bank to bank or if it needs to pass through different intermediates before re...

Re: Getting full control of land through USUFRUCT

I would suspect that the right for habitation gives you the right to live in your house only, while usufruct would also give you the possibility to make money out of the Land (rental, production of fruits...).

Re: Getting full control of land through USUFRUCT

First post from Jazzman was very clear on what to do to obtain an Usufruct. And this is what I will be doing very soon. Does anybody in this forum already had experience in doing an Usufruct in the Khon Kaen district? If yes, are the Land Office clerks there aware of how to do it if I am going on my...

Re: money transfers

I am reactivating this post and wonder if anybody had recently any problem with "significant" amount of money transfer to thailand, since my last transfer has left 1 week ago but is still not credited in thailand. While waiting, euro is going down and down...loosing money everyday.

Re: Construction Contract

OK, thanks for the advise. Can I reasonably ask a local Builder to accept a retention of say 5% until the end of the agreed guarantee period? Period would have to be very short, something like 2 months may be...Is there any other way to get some kind of guarantee that the guy will come back to fix s...

Re: Construction Contract

I am on my way to close a deal with a local Builder for the construction of 200m2 house in Khon Kaen. A turnkey contract, with some material we will buy ourselves (roof tiles, parquet and flooring, windows and doors, bathrooms and kitchen features, few architectural details like wooden handrails...)...

Actually, as you may have found out yourself, my plan to built a house in Thailand is temporarly on hold, pending resolution on the usufruct issue that you are mentioning. So, I haven't used them as of today but would if I was to resume the project. I know from a friend in KL that they have been ver...

Is there any retroactivity on that? In other word, do we need to sign this paper at the local office for a land already bought by my wife while we were already married?
