Own design. Quality construction. Contractors' quotes: 1.0 to 1.3 million baht. My DIY: 560,000 baht (materials & labour 2006). This floor plan was later vastly improved at no extra cost to the construction; and we opted for some slightly more expensive extras, taking us about 100,000 over the original budget. jazzman

Little Red BrickNot made in this 'factory' but equally indispensable on every building site for small filling work. Some builders still make entire walls with them, particularly in Pattaya, but they work out very expensive and labour intensive per m2. Here they cost 70 Satang each, and it takes about 50% longer to build a wall with them.jazzman

'Waterproof' connections.This is a picture of a swimming pool 'deck box' that provides the connection of the underwater light unit cables to to cables to the transformer. The cables are supposed to be joined with proper waterproof connectors and/or shrink tube. These were just twisted together with normal insulating tape. These deck boxes will inevitably get filled with water...

Living in a small village has its charms - and advantages. With a bit of 'influence' we were able to get the new village portal built right next to our land. The entrance to the house is on the left just by the blue village name board. jazzman

DimmerI'm a firm fan of the bTicino brand, but because of budget and needing a lot of switches and sockets for this motel project, we're using Lonon brand fittings from China, bought in GlobalHouse. I've been testing some of this stuff for about 6 months and it seems ok. The range costs about half that of bTicino, which represents a big saving. The aesthetics are as good as bTicino, and don't have any ugly screws in the escutcheons like some far more expensive brands. Like bTicino, these can take 1, 2, or 3 mjazzman

More superb engineeriing.Click the image for a full screen view. A load-bearing concrete corner column. Notice how the whole weight of the corner of the roof rests on the too thin rebar of the columns that were made too short. The ring-beam is only a single c-section 4 x 4 steel girder; it should at least be a box section - better would bee two C-sections welded face-to-face. Viewed from the outside, the tiles lifting up a couple of milimetres at their bottom edges demonstrates that the roof is sagging already.3 commentsjazzman

Front viewAll we need now is a nice garden around it and some sleek stainless steel railings round the patios. We're waiting for good weather to apply the cladding to the porch pillars. The House Registration Certificate was delivered by the Or Bor Dor on 2 June 2008 for 20 baht. At no time were we required to apply for planning or construction permissions, no blueprints were required, and no money ever changed hands.

Bathroom wall tiles.Been trying for several days to get cheap tiles, but the prices seem to have gone up considerably since I built my house. I really wanted white, but I was not prepared to pay 160 baht / m2 or more for the cheapest plain white tiles I could find. I was able to negotiate 123 baht / m2 for 54 m2 of these very light green ones.
It is not necessary to render the walls first.jazzman

DownlightWe used these recessed ceiling downlights throughout the house. They'll take normal bulbs or energy-savers. Cost: Baht 38 each in GlobalHouse.jazzman

Aluminium foil insulation.This is most effective (Australian & Californian university research) when installed directly under the tiles.jazzman
